APS 4 was launched in early 2003 as a single property asset syndicate in Richmond, Victoria. Purchased for $22 million with a single tenant, national retailer Country Road, the property now also houses Clemenger Harvey Edge, an acclaimed international advertising agency.

The Manager has conducted a comprehensive review encapsulating the Fund's position, investor feedback and market conditions. The Manager believes it is in the best interests of investors to market the property for sale and undertake an extensive professional marketing campaign in late 2011.
